We recently developed a new ground-up facility spanning 68,000 square feet, strategically located at a prominent intersection in town. This site offers a diverse range of storage options, including on-site boat and RV parking, climate-controlled self-storage, and climate-controlled pro-suites.

From the outset, we collaborated closely with the municipality to create a cohesive design that seamlessly blends with the surrounding area. Throughout the project, we successfully navigated several challenges:

• Site Grading: We performed major grading to divide the site into two separate lots, maximizing leasable area.
• Stormwater Management: The city required that all roof stormwater be managed on one side of the building, necessitating a concealed roof surface on all sides to maintain aesthetics.
• User Flow: We designed the site to accommodate various storage products while ensuring a smooth daily flow for users.
• Landscaping and Screening: Our landscaping and screening designs far exceeded local ordinances, providing adequate site buffering for the multiple products offered.

This facility not only enhances the community’s storage options but also contributes positively to the local environment and visual landscape.
